Your Roles & Responsibilities:

1.Litigation

  • Determines approach in managing litigation cases through discussion and follow up with external consultants /advocates
  • Deal with litigation cases e.g – 3rd party claims, vendor issues, customer complaints, pollution and environment hazards etc. and safeguard the interest of the company.
  • Represents GPL in court hearings

2.Legal Advisory support

  • Provides timely advise to other departments on concerns/queries having a legal impact
  • Examines contracts made by Contracts team to provide legal controls and checkpoints
  • Generates a knowledge repository for updates on laws, regulations, ordinances, by- laws relating to real estate industry and make the same available to the team.

3.Legal support in Society/Association formation

  • Reviews and approves all legal formalities for the formation of Society/Association e.g – Complete registration process of the society/association/ drafting the conveyance /Sales deeds/Lease deeds.
  • Interacts with the Society/Association for finalization of respective deeds , if required

4.Deal evaluation and Documentation

  • Conducts due diligence of properties and ensures that the title of the property is clear and marketable
  • Reviews documents utilized by the BD team at the preliminary stage of the project – MoU, terms & conditions and lays out terms and conditions for the same
  • Ensures that all commercial terms of the agreement are in place
  • Drafts a definitive agreement with inputs from solicitors and the regional legal personnel
  • Conducts discussions with JV Partners on legal aspects

5.Review of documents from Regions

  • Hands over project files to the regional team once the agreement has been entered into
  • Directly monitors regions which do not specifically appointed legal person
  • Mentors, guides and monitors the activities of Regional Legal teams to ensure work as per plan
  • Reviews ,discusses and resolves issues in documents submitted by the Regional Legal team for approval

6.Project management

  • Distributes projects amongst reportees
  • Assigns duties to direct reports for litigation roles and for coordination with regional office
  • Ensure proper data management and storage of all records
